Moving Checklist for Dubai Marina Residents

moving checklist for dubai marina (1)

A Dubai Marina moving checklist should cover more than packing. You also need to coordinate your building’s moving approval, service elevator, loading access, security requirements and apartment handover. Most Marina residents live in high-rise towers, and each tower controls how a move happens.

Your move follows one chain: old apartment → building management → moving approval → service elevator → loading area → truck → new building → unloading → inspection → handover. If one link is missing, the whole day slows down.

This checklist follows that chain, from four weeks before your move to your first day in the new home. It works if you are moving into the Marina, out of it, or between two Marina apartments.

Important: Dubai Marina does not have one universal moving procedure. Your tower’s management can set its own rules for permits, elevator booking, loading access and security. Treat every detail below as something to confirm with your building, not as a fixed rule.

4 Weeks Before Your Move

Confirm Your Old and New Apartment Dates

Start with the dates. Check when your old tenancy ends and when you can collect keys for the new apartment. Then look at the gap between them.

Ask your landlord or agent:

  • Can I collect keys before my old tenancy ends?
  • Is there a handover or inspection date for the old apartment?
  • Will the new apartment be ready and clean when I arrive?
  • Do I need to be present at either handover?

Do not assume a standard notice period or an overlap between homes. Your tenancy contract and your landlord set both. Read your own contract before you fix a moving date.

Contact Your Building Management

This is the most important call or message in the whole process. Ask your building management:

  • Do I need a moving permit or NOC? Who applies, me or the movers?
  • Which documents are needed, and by when?
  • Is there a service elevator, and how do I reserve it?
  • What are the approved moving days and hours?
  • Where do trucks load? Is there a loading bay, a podium entrance or street access?
  • Is there a vehicle height limit?
  • Where can the truck park while loading?
  • Must movers register, or show a licence or insurance?
  • Is there a refundable deposit? How is it paid and returned?
  • Must corridors, lifts or lobby floors be protected? Who supplies the protection?
  • Who is the security or building contact on moving day?

Some Marina communities run their own move-in and move-out permit process. If your building is managed by a community management company, follow its current procedure and ask which documents it needs.

Ask for every answer in writing, or keep the email or message thread. Keep a copy of any form you submit.

Building Access and Elevator Planning

Residents often mix up five separate things. They are related, but having one does not mean you have the others.

ItemThe question it answers
Moving approvalIs this move allowed on this date?
NOCHas the right party given a no objection, if the building asks for one?
Service elevator bookingWhen can the lift be used for moving?
Loading accessWhere does the truck stop, and can it get in?
Security clearanceAre the crew and truck registered to enter?

The common complaint is “I got permission, so why can’t the movers enter?” Usually one of these five was missed.

Moving Permit or NOC

Before you apply, confirm:

  • Who submits the request, and who must sign it
  • Whether the landlord’s service charges must be up to date first
  • Which identity and tenancy documents are needed. Permit forms commonly ask for these, including your Ejari tenancy registration, but check what your building wants
  • How approval is sent: email, app or paper form
  • Whether the moving company must be named on the request

Apply as soon as your dates are fixed. Do not leave it for the last week.

Service Elevator Reservation

Marina towers are tall, and service lifts are usually shared with deliveries and building staff. A slot is not automatic. Confirm:

  • Whether you must book separately from the permit
  • The exact start and end time of your slot
  • Whether the lift needs padding, and who supplies it
  • What happens if the crew runs over
  • Whether a backup slot exists

Send the confirmed slot to your movers in writing.

Loading Bay and Vehicle Access

Ask your building exactly how the truck gets in:

  • Which entrance the truck uses
  • Where loading happens, and how far that is from the service lift
  • Whether trucks can enter podium or basement levels
  • Whether there is a vehicle height limit. Do not assume one. Ask for the number in writing and pass it to your movers so they can choose the right truck
  • Where the truck waits if the bay is busy

Why Access Differs From Tower to Tower

Dubai Marina towers are not built alike, so a truck does not reach every tower the same way. These features can change your plan:

  • Street frontage: Some towers have road access at the front. Others do not.
  • Pedestrian-facing entrances: Some towers face the Marina Walk promenade, which is built for people on foot. The truck entrance may be on a different side from the main lobby.
  • Podium and basement levels: Some towers have loading areas inside the building. Height and turning space can limit which trucks fit.
  • Loading bay: Bays may be small, shared or busy at popular times.
  • Service entrance: The route from the bay to the service lift may be long, with doors and corners along the way.

Do not assume your tower works like a neighbour’s. Ask your own building, and ask your new building too. If a photo or floor plan of the loading route is available, send it to your movers.

Two Weeks Before Moving Day

Choose Movers for a High-Rise Apartment Move

A team used to ground-floor homes may not be ready for a tower. Ask each company:

  • Have you done tower moves that use a service lift and loading bay?
  • Will you survey the apartment, or ask for photos or a video call, before quoting?
  • Can you work within a limited access window?
  • Who supplies floor and lift protection?
  • Which truck sizes do you use, and will they fit my building’s limits?
  • Who applies for the permit or NOC?
  • What insurance do you offer, and what does it cover?
  • Who leads the team on the day, and how do I reach them?

If you want a team that plans around building access, see our Movers and Packers in Dubai Marina service.

Get a Written Moving Quote

A phone estimate can be a useful starting point. What matters is that the final scope and the included services are written down. Check that the quote states:

  • Crew size and labour
  • Truck type and number of trips
  • Packing service and materials
  • Dismantling and reassembly
  • Loading and unloading
  • VAT
  • Any possible extra charges

Ask whether the company charges separately for longer carrying distance, stairs, extra floors or other access-related work. Pricing structures differ between companies.

Your cost will depend on apartment size, volume, packing needs, access difficulty, truck requirements, storage and special items such as large mirrors. Ask what could change the price on the day, and get the answer in writing.

Declutter Before Packing

Fewer items mean fewer boxes and a shorter loading time. That matters when your lift slot is limited. Go room by room and sort into four piles:

  • Sell: furniture and electronics in good condition
  • Donate: clothes, books and kitchen items
  • Dispose: broken items and old mattresses. Ask building management how bulky waste is handled
  • Keep: what you will use in the new apartment

Measure Large Furniture Before Moving Day

Measure sofas, beds, wardrobes, dining tables and large appliances. Write down length, width and height. Then compare those numbers with the whole route:

  • Your apartment door and corridor
  • The service lift, once the building gives you its size
  • Any turns between the apartment and the truck
  • The new apartment’s door, corridor and rooms

Ask both buildings for the service lift measurements. Do not guess them. If a piece will not fit, plan to dismantle it, or decide now to sell it.

Match the Checklist to Your Apartment

Your apartment size changes where you should focus.

Studio or one-bedroom

  • Compact furniture and appliances
  • Fewer boxes, but watch for bulky items such as a large sofa or wardrobe
  • Check the lift and corridor for those items

Two- or three-bedroom apartment

  • A written inventory of furniture and boxes
  • Longer loading time, so plan the lift slot carefully
  • Dismantling and reassembly for beds and wardrobes

Larger or premium apartment

  • Oversized furniture, mirrors, glass and artwork
  • Higher-value items that need extra wrapping and protection
  • Early conversations about how each piece will travel

One Week Before Moving Day

Finish Packing

Pack room by room. Label each box with the destination room and a short list of contents. Mark fragile boxes clearly. Keep heavy items in small boxes so they are easier to carry. Photograph the back of your TV and other cabling before you unplug it.

Prepare a First-Night Box

Pack one box or bag that stays with you:

  • Phone chargers and a power strip
  • Toiletries and a towel
  • Bedding for the first night
  • Basic kitchen items: kettle, cups, snacks
  • Medicines and important documents
  • Tools and spare screws for furniture
  • Cleaning supplies and toilet paper

Photograph Valuable Furniture

Take clear photos of furniture, appliances and valuable items before they are wrapped. Photograph any existing scratches or marks. If there is a damage question later, these photos show the condition before the move.

What to Tell Your Movers About Your Building

Send this information in one message once your building has confirmed it:

  • Building name and tower
  • Apartment number and floor, for both the old and new homes
  • Service elevator details and your booked time slot
  • Loading entrance and any parking or loading instructions
  • Any vehicle height or size restriction
  • Your approved moving window
  • The building security or management contact
  • Photos of the loading route and access points, if you have them

The more your movers know before the day, the fewer surprises the crew meets at the gate.

Utilities: DEWA, Internet and Cooling

DEWA

Use DEWA’s official pages for current steps. If you are moving to another home in Dubai, see DEWA’s Move-to service. If you are leaving Dubai, see the Move-out service.

  • Have the new home’s valid Ejari and DEWA premises number ready. The premises number is shown on the apartment door.
  • Clear any outstanding dues on the old home before you apply.
  • DEWA states that move-out disconnections cannot be done on Sundays or public holidays, so choose your date with that in mind.
  • Check the current timing, deposit and fee details on DEWA’s page when you submit.

Internet

Contact your internet provider early. Ask whether they can move the service on your date and whether a technician visit is needed. Do not cancel the old line until the new one works.

Chiller or Building-Specific Cooling

Cooling can differ from one tower to another. Some buildings use a district cooling provider with its own account. Others include cooling in service charges or use another arrangement. Closing your DEWA account does not close a separate cooling account.

Ask your landlord, agent or building management who provides cooling in both buildings, and whether there is a separate deposit or final reading.

24 Hours Before Your Move

Documents

  • Emirates ID, if the building asks for it
  • Tenancy documents for both apartments
  • The building’s moving approval
  • The moving company’s details
  • The building’s security or management contact
  • Your elevator booking confirmation

Apartment

  • Finish packing
  • Check cupboards, wardrobes, the balcony and any storage
  • Keep valuables, passports, jewellery and cash with you
  • Empty and defrost the fridge if it is going with you
  • Keep your first-night box apart from the load

Movers

  • Reconfirm arrival time, crew size and truck type
  • Confirm the work planned for the day: packing, dismantling, loading
  • Confirm the elevator slot and loading entrance one last time

Moving Day Checklist

Before Movers Arrive

  • Be at the apartment early
  • Check that security knows the move is approved
  • Show the crew where to load and where the truck waits
  • Check that corridors and the lift are protected if the building requires it
  • Put valuables and your first-night box in a safe room or your own car

During Loading

  • Walk through each furniture piece with the crew and point out existing marks
  • Watch dismantling. Ask the crew to bag and label screws and hardware, and tape each bag to its furniture
  • Tick boxes off your inventory as they go into the truck
  • Ask for fragile items and mirrors to be wrapped separately
  • Ask for heavy items to go on first and fragile boxes last
  • Do a final walk through every room before the truck leaves

At the New Apartment

  • Check in with security and confirm the new lift slot
  • Tell the crew which room each box and furniture piece belongs to
  • Check furniture for damage as it comes off the truck
  • Count boxes against your inventory before the crew leaves
  • Ask for reassembly of beds, wardrobes and tables before you sign off

What Can Delay a Marina Move?

These problems are common in tower moves. Details differ by building, so treat them as things to check, not fixed Marina rules.

Service Elevator Is Not Available

Problem: The lift is in use, out of service or not booked for your time. Why it happens: Service lifts are shared, and slots are limited. How to reduce the risk: Book early, get the slot in writing and ask about a backup time.

Building Approval Has Not Been Completed

Problem: Security does not let the crew in. Why it happens: A permit, NOC, deposit or mover registration was unfinished, or the paperwork did not reach the gate. How to reduce the risk: Ask what “approved” means for your tower. Send proof to your movers and keep a copy with you.

Moving Truck Cannot Access the Loading Area

Problem: The truck cannot reach the loading point or has to wait far away. Why it happens: The wrong entrance was planned, the bay is full or street access is limited. How to reduce the risk: Give the movers the exact entrance and loading location, as described earlier.

Vehicle Height Restrictions

Problem: A truck is too tall for a basement or podium entrance. Why it happens: Some buildings limit vehicle height. Others do not. How to reduce the risk: Get the limit in writing and let the movers choose a suitable truck. Never rely on a number from an article or a neighbour.

Oversized Furniture Does Not Fit the Planned Route

Problem: A sofa or wardrobe will not go through a door or into the lift. Why it happens: It was not measured, or the measurement missed the turns. How to reduce the risk: Measure early and dismantle where needed.

Move Takes Longer Than the Approved Access Window

Problem: The slot ends before the work does. Why it happens: Too many items, late packing, a slow start or waiting for the lift. How to reduce the risk: Finish packing before the crew arrives, start on time and ask whether extra time is possible.

Moving Between Two Marina Towers

A short distance between two towers does not mean a simple move. You have two approvals, two lift slots and two loading areas. The drive can also take longer than expected. The truck may need to use a specific road entrance, or approach the second building from a different direction. Ask your movers to plan the route.

Think of it as one chain:

Old tower

  • Approval for the move-out
  • Service elevator slot
  • Loading location

↓

Transport

  • Truck size that fits both buildings
  • Access and waiting area
  • Route

↓

New tower

  • Approval for the move-in
  • Service elevator slot
  • Unloading location
StageWhat to confirm
Old towerPermit, lift, loading bay
TruckVehicle size, waiting area
New towerPermit, lift, unloading
TimingGap between both lift slots

The most common problem is timing. If the old tower runs late, the new tower’s slot may be waiting, or may already be over. Try to book the two slots with a gap between them.

Example timeline (an illustration only, not a standard Marina schedule):

  • Two weeks before: both buildings confirm their process, and you book lift slots for the same day
  • The day before: you send both confirmations to the movers
  • 8:30 AM: the crew checks in at the old tower and sets up protection
  • 9:00 AM to 11:30 AM: packing, dismantling and loading
  • 11:30 AM: the truck leaves, and you do a final walk through
  • 12:15 PM: the crew checks in at the new tower
  • 12:30 PM to 3:30 PM: unloading, room placement and reassembly
  • Afternoon: inspection, box count and handover of keys and access cards

Your buildings set their own hours, so replace these times with your confirmed windows.

Final Apartment Inspection Before Handover

Do this once the truck is loaded and the rooms are empty.

  • Wardrobes and kitchen cabinets: check every shelf and drawer
  • Balcony and storage: check corners, ledges and any storage room
  • Bathrooms: check cabinets, behind doors and under sinks
  • Utility areas: check the laundry area and any maid’s room
  • Appliances: note the condition of built-in appliances
  • Meter readings: note them if your landlord or a utility asks
  • Photographs: photograph each room, the walls and floors, and any marks
  • Keys and access cards: return every key, fob, parking tag and access card
  • Handover confirmation: ask for a signed note or an email confirming the handover

Keep these records. They help if there is a question about your deposit later.

First 24 Hours in Your New Apartment

  • Inspect first: walk through every room before boxes fill it
  • Photograph pre-existing damage: take dated photos and send them to your landlord or agent
  • Check utilities: confirm electricity, water, cooling and internet
  • Unpack essentials first: beds, bathroom items, kitchen basics and your first-night box
  • Check your furniture: look for move damage and tell the movers quickly
  • Test appliances: run the AC, fridge, oven and washing machine
  • Report defects: send maintenance issues in writing

FAQs About Moving in Dubai Marina

Do I need a moving permit to move in or out of Dubai Marina?

It depends on your building. Many towers ask for a permit or NOC, but the building or its community manager sets the process. Ask which form applies and who submits it. Also ask whether the elevator and loading access need separate approval.

Do I need to book the service elevator separately?

Ask your building, because some treat it as a separate booking. An approved move does not always include a lift slot. Confirm the day, start time and end time, and share the booking with your movers.

Can a large moving truck enter my Dubai Marina building?

It depends on the tower’s entrance, loading bay and any height limit. Ask your building for the truck restrictions in writing, then let your movers choose a suitable vehicle.

How early should I prepare for a move in Dubai Marina?

Start checking building requirements about four weeks before your move when possible. That gives you time to arrange approval, book a lift slot, compare quotes and plan utilities. If your tenancy dates are tight, ask your building first.

What should I ask movers before moving day?

Ask whether they have done tower moves, who handles the permit, what truck they will use and what the quote includes. Also ask about protection, insurance, dismantling, reassembly, extra charges and who leads the team on the day.

What should I pack separately for moving day?

Keep documents, valuables, medicines, chargers, toiletries, bedding, basic kitchen items and cleaning supplies with you. Add tools and spare screws for furniture. Do not let these go on the truck.

What should I check before handing over my old apartment?

Check every cupboard, wardrobe, the balcony, storage and bathrooms. Photograph each room, note meter readings if needed and return all keys and access cards. Ask for written confirmation of the handover.
